A large proportion of Asbri Planning's instructions are to co-ordinate the preparation and submission of planning applications. It is this service that has given us our excellent reputation and provides us with continuous repeat business from our clients.
Our services include appointing and briefing specialist technical consultants, co-ordinating the development team, preparing supporting documents (drafting design and access statements and planning statements) and submitting the planning application. We monitor the application determination process by securing copies of representations made by statutory and non-statutory consultees, and we negotiate and advise on detail issues raised by the local authority planners. When required, we present our planning application to local authority planning committees, especially when third party organisations and individuals orally present their objection to committee.
As part of the application process we regularly negotiate S106 agreement 'heads of terms', on behalf of our clients.
Once planning permission is granted we also provide a service of co-ordinating the formal discharge of planning conditions imposed on the permission. This involves co-ordinating the submission of technical information and monitoring the local authority planners.
Whilst the majority of applications are of the conventional 'outline', 'reserved matters' or 'full' type, we have extensive experience of submitting 'listed buildings', 'conservation areas', ' deemed advertisement consent', ' Certificate of Lawfulness', 'footpath diversions', 'highways stopping up orders' and 'Certificate of Alternative Development' applications. These require the same skills and attention to detail.
