Asbri Planning have been instructed by Avant Homes and Hay on Wye Developments Limited to progress a Pre-Application Consultation (PAC) in respect of the proposed hybrid planning application comprising B1/B2/B8 employment and residential use at the land at Gipsy Castle Lane, Hay-on-Wye, HP3 5PW.
In accordance with Part 1A of The Town and Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016 (“the 2016 Order”), all major developments are required to be subject to pre-application consultation, prior to the Planning Application being validated by the Local Planning Authority. Under Section 2C Asbri Planning are required to make a draft valid planning application available publicly for comment for no less than 28 days.
All relevant drawings, reports and supplementary supporting documents are available for inspection and review below.
Anyone who wishes to make representations about this proposed development must do so by the 9th of December 2025. A public engagement event will be held at Hay-on-Wye Bowls Club Pavillion, HR3 5DY between 1pm – 6.30pm on Wednesday 26th November 2025. Please come along to view plans and images of the development proposals, discuss queries with members of the team and provide comments on the proposal.
