Former Addenbrooke Older Persons’ Home, Gosport

Asbri Planning is acting on behalf of Morgan Ashley Care Developments in respect of the proposed redevelopment of the former Addenbrooke Older Persons’ Home in Willis Road to provide 60 no. extra care apartments for the over 55s.

The applicants are Places for People Living+ and Morgan Ashley Care Developments and the proposal is the result of the award of a successful procurement process through Hampshire County Council (HCC) to deliver the County Council’s older persons’ needs as part of their Older Persons’ Extra Care Programme.  Morgan Ashley Care Developments will be the design and build partner and, upon completion, the scheme will then be operated by Places for People Living+.

The current supply of Extra Care in the Borough which the County Council can nominate to amounts to 50 units all based in one scheme. The over 75 population across Gosport Borough Council in 2015 was 7,500 and this sector of the population is forecast to increase by 86% by 2035. These figures suggest there is a clear under supply of Extra-Care housing in the Borough of Gosport. The population increase will put a large pressure on existing provision as the older population not only continues to age, but as the needs and expectations of older people continue to rise.

Extra care housing and facilities are typically for older persons (defined as over 55) with care needs and those with learning, physical or sensory difficulties. Each development is carefully designed with the changing care needs of residents at the heart of the process, and enables residents to live in a purpose-built facility where they retain their ‘own front door’ whilst providing easy access to the care they need.

In extra care developments, people live in their own purpose-built home and receive care and support tailored to their individual needs. This type of service provision is being adopted nationally and is proven to improve health outcomes and drive independence in a secure and managed environment. It also provides much better value for money than residential care homes. Many of the residents in extra care developments have a strong sense of community and wish to remain in or near their respective local areas.

Affordability is at the heart of these Extra Care schemes  and care is available 24 hours a day for those who need it, to help people continue to live independently for as long as possible.

The objective is to provide new modern accommodation and, through redevelopment of the site, more housing for older persons. The state of the art development is being designed by award-winning architects MELT and will provide 60 apartments in a mix of 1 and 2 bedrooms as well as communal facilities such as a residents lounge and café/dining room serving hot meals, a hairdresser, buggy store, residents garden and parking. Priority will be given to local older persons with housing and care needs as identified by Gosport Borough Council and Hampshire County Council respectively. The scheme has developed as a result of a successful partnership between the Local Authorities, Morgan Ashley Care Developments and Places for People Living+.
